Neoclassical Corner Building

A period building at a landmark corner in the historic centre, steps from Monastiraki. Offered for sale under an exclusive mandate. A full neoclassical restoration is possible, in the spirit shown here. Full architectural and structural file, including elevation drawings, available to a qualified buyer or development partner.

Porto Heli and Kimolos are active mandates shown with real photography of the site and, where the building isn’t finished yet, the architect’s renders and design direction. The Omonia hotel and the historic centre corner building are shown via concept renders and elevation drawings rather than current photography — the corner building’s hero image is a comparable finished restoration for reference, not its current condition. The remaining engagements are shown as representative types rather than current listings — ask us for specifics on what's active.

Golden Visa Advisory

A specialist practice, run separately

Golden Visa work sits apart from our estate and development mandates: sourcing, structuring, and filing residency-qualifying acquisitions for investors who want the route. Thresholds and eligibility rules change — ask us what applies today, and for anything not shown here.

Golden Visa possible when combined with a second unit (min. €250,000 total). Delivery March 2027; offered individually to a qualified investor.

Ground-Floor Apartment Below the Acropolis

A fully renovated 42 m² ground-floor apartment with a private terrace off the bedroom, a short walk from the Acropolis Metro and the Acropolis Museum. Open-plan kitchen, dining and living space, fitted bedroom and full bathroom, finished to a single warm palette and close to handover. Projected rent of €630 to €730 a month; Golden Visa eligible (€250,000 conversion route). Ask us for the current handover date and the full file.

The Athens conversion is shown through interior imagery of the units; the Sepolia restoration and the Neos Kosmos apartment are shown in renders ahead of completion. Projected rents and yields are indicative, not guarantees — ask us for the full file on either mandate. Golden Visa wording on each listing follows the €250,000 change-of-use route; a unit priced below €250,000 does not qualify on its own.

Market Update · Updated 12 October 2026

Greek housing market: where it stands (October 2026)

Our read. Prices are still rising, but more slowly, and sellers have lost some leverage. If you are buying from abroad, you have room to negotiate and time to check title, cadastre and permits before paying any deposit.

Next update: after the Bank of Greece Q3 2026 release.

Athens Riviera, late 2026: prices, buyers and what a 15% transfer tax would change

Our read. Prime homes on the southern coast now run from about €6,000 to €29,000 per m², and much of the demand comes from diaspora Greeks and other buyers living outside the EU. On the draft text those buyers would pay about 15.45% transfer tax instead of 3.09% on final contracts signed from 1 July 2027, so off-plan deeds due after that date need planning now.

Expensive is not the same as fragile

Our read. Greek apartment prices now sit well above their 2008 peak, yet Morningstar DBRS does not expect a fall: the climb is being carried by scarce supply, investment demand and foreign capital rather than household borrowing. For a cross-border buyer the risk therefore moves from the cycle to the transaction — when you enter, whether the title is clean, and how many others are chasing the same Athens or island asset.

Approach

Advisory and legal work, kept deliberately separate

Star Enterprise Consulting handles the advisory side: sourcing, strategy, structuring, and coordination. We are not a law firm, and we do not pretend to be one when a matter needs to become a legal instrument.

Where a file requires legal drafting, representation, or litigation, we hand it to our legal partner, Starantzis & Associates, the Athens law firm from the same principal (see below) — so clients get one point of contact and no gap between the advice and its execution.

For clients moving between Switzerland and the Athens Riviera, we work alongside Blue Horizon — our Swiss-Greek partner and the practice's Athens Riviera specialist, who brings Swiss clients directly into our pipeline and coordinates the Swiss side of a transaction.

FAQ

Buying property in Greece: what foreign buyers ask us

Short, factual answers. Rules, thresholds and costs change, so we confirm the current position on every file.

How does the Greek Golden Visa work in 2026?

The Greek Golden Visa is a renewable five-year residence permit granted for a qualifying real estate investment, with no minimum-stay requirement. The standard thresholds are €800,000 in Attica, Thessaloniki, Mykonos, Santorini and islands with more than 3,100 residents, and €400,000 elsewhere, for a single property of at least 120 m². Reduced-threshold routes exist for change of use and for restoring listed buildings. Qualifying family members can be included. Rules and thresholds change, so we confirm what applies on the day you buy.

What is the €250,000 conversion route?

When a commercial (non-residential) property has been legally converted to residential use before the Golden Visa application is filed, the minimum investment stays at €250,000, whatever the location or size of the property. The change of use must be completed and certified first; a property that could merely be converted does not qualify. The Golden Visa units shown in the Golden Visa section of this site are change-of-use cases. Ask us which units qualify and what evidence the file needs.

Can I buy property in Greece as a foreigner?

Yes. Foreign buyers, EU and non-EU, can generally buy freely. The main exception is designated border and military zones, where non-EU buyers need a special permit that can add two to six months. A purchase needs a Greek tax number (AFM), a Greek bank account for the funds, and a notarial deed signed before a Greek notary.

What are the purchase costs?

On a resale property the buyer pays a transfer tax of about 3.09% of the taxable value, plus notary fees (roughly 0.8–1.2%), land registry fees (roughly 0.5–1%), legal fees (roughly 1–2%) and VAT on the professional fees. For new buildings sold by a developer, 24% VAT may apply instead of the transfer tax; at the time of writing that VAT is suspended until the end of 2026. As a rule of thumb, allow roughly 8–12% on top of the price. These are indicative ranges: we give a line-by-line estimate before you commit.

How long does a purchase take?

Once a price is agreed, most of the time goes on due diligence, setting up your Greek tax number and bank account, and moving the funds. Allow several weeks from signed offer to the notarial deed. A border-zone permit for non-EU buyers adds two to six months, and a Golden Visa application runs on its own timetable afterwards. We give you a property-specific timetable when the offer is agreed.

Do I need a Greek tax number (AFM) and a Greek bank account?

Yes. You need a Greek tax number (AFM), which can be obtained remotely through a representative, and in practice a Greek bank account, because funds must arrive through the banking system with documented origin. We help you prepare both before the date at the notary.

Can I rent out a Golden Visa property?

Long-term letting is permitted but not required. Short-term letting of the qualifying property (holiday-rental platform style) is not allowed, and a breach can lead to loss of the residence permit and an administrative fine.

Can I buy remotely with a power of attorney?

Yes. If you cannot attend the notary in person, you can sign a power of attorney, notarised and apostilled in your country, that authorises a Greek lawyer to sign for you. It can be drafted by Starantzis & Associates, and the lawyer then completes the purchase on your instructions.

Who handles the legal due diligence?

Starantzis & Associates, the Athens law firm from the same principal as Star Enterprise Consulting, carries out the title and legal due diligence and prepares the transaction documents. Star Enterprise Consulting is the licensed brokerage and advisory practice and does not give legal advice.
